Development Sketch for Detmold Creative Campus

Background
The former research focus urbanLab developed a potential study for the Kreativ Quartier Detmold in 2018. The result, the Kreativ Campus Detmold, is now being implemented as a concentrated campus development on Bielefelder Straße. The framework plan draft, developed in coordination with the City of Detmold, Lippe District, and local universities, is continued here as a development sketch to address the changing spatial requirements of the stakeholders.
The eastern plots are already being developed according to the original framework plan, including the new building for the Media Production Department and the KreativInstitut. OWList is planned on the southern plot, and a campus expansion and densification is envisaged on the western adjacent plot of the Berkemann building materials trade, with urban design and usage concepts to be defined. Current program elements were coordinated in a workshop in November 2021 with the City of Detmold, Lippe District, Felix-Fechenbach Vocational College, GILDE Economic Development, and Ostwestfalen-Lippe University of Applied Sciences.
Key Spatial Requirements
- Felix-Fechenbach Vocational College: Only a small building of approx. 600 m² is planned for the upper secondary branch. A connection between the two sites is desired.
- City of Detmold: A mobility hub is planned at the corner of Sprotthauer Straße / Bielefelder Straße, with pedestrian connections to the campus and vocational school.
- Ostwestfalen-Lippe University of Applied Sciences: Plans for a Digital Construction Centre of approx. 3,000 m².
- GILDE Economic Development: Space for a 1,000 m² Startup Center to support educational spin-offs.
- Additional Joint Needs: A shared parking garage integrated into the southern slope, areas for events, cafeteria, café, catering, and a Science-to-Business Centre similar to CIIT in Lemgo. Student and guest housing complete the mixed-use concept.
Development Sketch
- Southern Plot: “Digital Construction Centre” with labs and seminar rooms. A multi-storey parking garage is integrated into the 10-meter slope behind the building, with guest and student housing on the roof level at street level. Stairs connect the gymnasium on Martin-Luther-Straße to the campus.
- Western Plot: Four buildings frame a campus courtyard, with a building perpendicular to Bielefelder Straße connecting eastern and western sections. Open ground-floor uses include café and start-up consulting, with upper floors for vocational college and startup center. Two further building blocks are planned as a Science-to-Business Centre. Existing warehouse can be reused for events, cafeteria, and café. The campus connects to the north-south green corridor, and access is via Bielefelder Straße along the western and southern boundaries. All necessary parking spaces can be accommodated on campus. Building heights range from 3–4 stories with a six-story accent at the campus centre.
- Plot Data: Southern plot (BA2) GFZ 0.8, BGF approx. 5,140 m²; Western plot (BA3) GFZ 0.9, BGF 10,410 m². Average density across BA1–BA3 is 1.0, total gross floor area 22,500 m².
- Framework Plan BA4: Acquisition of southern and western plots is required. Future expansion of BA4 could improve access and allow an extension to the event hall.
